Booking conditions
Reservations are subject to availability and confirmation of payment.
In order to confirm the reservation, the guest must make the corresponding payment as stated in the advertisement.
Booking fees, security deposit, cleaning fee, cancellations or other conditions are as stated in the advert.
All prices include VAT at the legal rate in force.
Payment methods
Reservations can be paid for by American Express, Visa, Maestro or MasterCard credit card.
Cancellation policy
Free cancellation up to 7 days before arrival (except when another period is indicated in the advertisement) after requesting a refund from Feathers Houses.
A security deposit of €200 is associated with each booking, unless otherwise indicated by the properties. This deposit is returned between 2 and 5 days after checkout and verification of accommodation
Conditions of stay
The reservation holder must be at least 18 years old and must remain in the booked accommodation for the entire stay. Guests under the age of 18 can only be accommodated if accompanied by an adult who is the reservation holder.
The reservation holder must provide a valid telephone contact and email address.
Smoking is not allowed inside the accommodation. Parties are not allowed in the accommodation.
Under the terms of Article 45(1)(a) of the Convention Implementing the Schengen Agreement, the accommodation of foreign nationals must be reported to the SEF, meaning all those who do not have Portuguese nationality.
For the purposes of the previous paragraph, all guests with foreign nationality must provide all the information relating to their identification, no later than the check-in date, via the Accommodation Bulletin.
Guests must notify the host of any damage to the accommodation, contents, equipment or accessories that occurs during their stay, even if the guest considers the damage to be regular wear and tear and not their fault. If the guest fails to notify the host of such damage, the host may be held responsible for the damage.
Check-in and Check-out
At the time of check-in, identification documents may be requested from the person responsible for the booking, as well as from all foreign guests, for the purposes of confirming the information provided.
Unless otherwise agreed, on the date of check-in, entry will be from 3pm.
Check-out is by 10am and all guests must leave the accommodation by the scheduled time.
Any changes to the check-out and check-in dates and times must be confirmed by the host.
The host is not responsible for any items left inside the accommodation after the guest has left.
Any belongings found in the accommodation can be returned on request.
The guest is fully responsible for all expenses related to the process of returning their belongings.
Cleanliness, sheets and towels
The accommodation will be cleaned before guests arrive. The basic service includes a set of towels, bed linen and extra blankets.
Additional cleaning services and products, including a change of sheets and towels, are included for stays longer than 7 nights, upon request.
Guests should keep the accommodation as tidy and clean as possible, delivering it in the best condition at check-out.
Guests should not leave garbage inside the accommodation, by the door or outside the door of the building (where applicable), and should use the garbage cans in the street intended for this purpose.
Noise, Illegal activity, Safety
According to the law, the night-time rest period is between 10pm and 8am, so guests must maintain silence.
Guests must not disturb the neighbors, namely by opening or closing the door of the accommodation or the door of the building in which it is located (where applicable).
Reservations are not accepted for illegal or immoral activities.
Guests are primarily responsible for their own safety during their stay. Legislation and Fortuitous Events
This agreement is between the guests and the host, who is duly authorized to arrange the rental of the accommodation. This agreement grants guests permission to occupy the accommodation for the period and under the terms agreed.
Guests are not tenants of the accommodation and do not have exclusive possession of it.
In the rare event that a booked accommodation becomes unavailable due to damage caused by any circumstance not attributable to the host, such as water or gas leaks, the host will not be responsible for the inconvenience caused, but will take all necessary steps to move the guest to an accommodation with similar characteristics.
Amendments and applicable jurisdiction
The host reserves the right to update its terms and conditions at any time as necessary.
These terms and conditions are subject to Portuguese law. The Portuguese Courts have exclusive jurisdiction in the event of legal action relating to any booking.
